Peters Hill Home Presented with Style

Anne and Amy needed to decide if it was the right time to part with their Boston home in order to live more full-time on the Cape. While they could happily continue residing in Roslindale, they were also eager to take advantage of the strength of the home-sale market at that time. We talked about the ways we could best position their home whether they came to market early in the year or later at the height of the spring season. 

When they did decide to sell, we had already mapped out a plan and were able to schedule professional interior and exterior photography to maximize the first bloom of spring, timing our launch so that the photos could reflect their perennial gardens. With our lead time, we also helped Anne and Amy selectively edit their extensive art collection, allowing us to showcase their home as spacious, both in photos and in person.

Analyzing the current market and considering who their ideal buyer might be, we positioned the listing at a price that would draw a broad array of home searchers. Near the commuter rail and adjacent to highly desired Peters Hill, it certainly would attract small families. But we also sensed that buyers shopping for a particular aesthetic would be drawn in by the Mid-century Modern kitchen, bespoke minimalist bathroom, and adapted dressing room. We took care to convey that sensibility in all of our marketing, as we use great marketing services that offer niche edits for our posts.

To get the word out, we invited the neighborhood in, with “coming soon” postcards and door-hanger invitations to a catered neighbor-only preview. The evening and weekend open houses were full and lively with enthusiastic prospective buyers, agents, and curious neighbors enjoying music and locally-procured food and drink.

Balancing a transition between two homes, Anne and Amy had an array of logistics to handle. Our team made sure they knew where to focus their attention as we steadily ushered their sale to a seamless closing.
